In addition to managing the San Francisco Armory, a 200,000 square foot building listed on the National Register of Historic Places, you will play a key role in a wide variety of initiatives, from completing our office space set up to installing elevators to transforming a 35,000 square foot area for use as a public event space. You'll help us maintain the aesthetics of the Armory and promote its image as a major landmark. You will oversee the full array of facilities activities, from managing capital and other projects to developing and implementing policies and procedures to running cost analyses and budget forecasts. More About Your Role

Reporting to our Director of Arts and Facilities, you will provide direction to the Facilities Supervisor and two Maintenance Technicians. You'll oversee all aspects of facilities management, assuring the optimal function of building systems including mechanical, fire/life safety, elevators etc. Of course, this will all be within the context of the building's historical status. You'll work closely with vendors, outside contractors, and building inspectors to ensure facilities are continuously well maintained and remain in compliance with government health, safety, and environmental standards.

No doubt about it: you'll have your work cut out for you. In collaboration with the Director you'll establish priorities among a fairly long "wish list," and your challenge will be to ensure you and your team remain focused on those priorities -- even though that means other items on the list get put on the "back burner." Some of projects already at the top of the list:
  • Developing building SOPs and putting them online on the facilities Wiki page, and then maintaining and editing the page to insure that all current and pertinent information is available.
  • Overseeing completion of office spaces (we couldn't wait to move into the Armory!), including conference rooms, the employee lounge, and more.
  • Managing installation of gas meters and bringing the building online with gas.
  • Coordinating an upgrade of both electrical and ventilation systems.
  • Overseeing installation of a new boiler on the roof, upgrading and installing radiators, and firing up the steam system.
  • Installing an external security system, including surveillance cameras.
  • Planning for the installation of elevators and the transformation of the Drill Court into a public event venue.
You'll leverage your project management skills in planning and scheduling activities as well as developing and managing project budgets. In addition to projects, of course, you'll manage all the ongoing facilities concerns, such as setting up and supervising regular and preventative maintenance, coordinating with external vendors and contractors, working closely with our Office Manager to ensure we are employing safe work practices (including making sure Disaster Preparedness, fire safety, and other emergency plans are in place), and overseeing all facilities-related compliance issues. Other activities will include:
  • Managing construction projects, including working with architects, structural engineers, etc. to develop site plans, and communicating with the Production Manager and Art Director regarding schedules, noise issues, security, etc.
  • Working directly with the Company Buyer to purchase equipment and supplies within the maintenance budget.
  • Soliciting bids from contractors, and reviewing and comparing bids; prior to the bidding process you'll prepare a clear and complete "scope of work" to be used as a reference.
  • Developing an on-call emergency schedule 24/7 and act as lead on emergency coverage.
